General Rental Conditions

Version in force as of 25 juin 2026

Platform. The International Booking website is operated by Matthieu Barbosa, sole trader (micro-entrepreneur), SIRET 851 906 388 00018, hereinafter “the Platform”, providing rental coordination and organisation on behalf of property owners.

Parties. The rental agreement is concluded between the Host (owner of the property, whose identity — company name, SIRET and contact details — appears on the property page and in the booking confirmation) and the Guest, a natural person of full age. The Platform acts as a booking and management intermediary.

This English version is provided for convenience. In the event of a discrepancy, the French version prevails.

Article 1 — Purpose and scope

These General Rental Conditions (“GRC”) govern every furnished rental booked through International Booking, whether short-term (tourist stay) or long-term. Any booking implies full and unreserved acceptance of these GRC.

Article 2 — Length of stay

2.1 Short term. The rental is granted for the fixed period stated at booking. On expiry, the Guest holds no right to remain in the premises, in accordance with articles L. 651-1 et seq. of the French Construction and Housing Code on tourist accommodation.

2.2 Long term. Long stays may give rise to a separate rental agreement (furnished lease or mobility lease, depending on the Guest's situation), concluded directly with the Host. These GRC then govern the booking and apply in addition to that agreement.

Article 3 — Booking and formation of the contract

3.1 Direct booking (International Booking website). A booking is definitively confirmed once payment in full is received and these GRC are accepted. Unless a contrary option is expressly taken out, direct bookings are non-refundable (see article 6).

3.2 Third-party platforms (Airbnb, Booking.com, etc.). Cancellation, modification and refund terms are exclusively those displayed on the platform concerned at the time of booking. These GRC apply in addition.

Article 4 — Price and payment

The price of the stay is the one displayed at booking, inclusive of all taxes. Payment is made in full at booking. Online payments are processed by a payment service provider authorised by the French Prudential Supervision and Resolution Authority (ACPR), such as Stripe. No bank details are stored by the Host or by the Platform.

Service fee. For bookings made directly on the Platform, a service fee of €5 including tax per booking is charged by International Booking for the introduction and the handling of the booking. This fee is collected automatically at payment and is the subject of a separate invoice issued by International Booking, in addition to the stay invoice issued by the Host. The price of the stay is collected directly by the Host, seller of the stay; payments may transit through a Stripe Connect payment account opened by the Host, the Platform collecting the said service fee on that occasion. This service fee falls outside the scope of VAT (art. 293 B of the French Tax Code).

Article 5 — Security deposit

5.1 Terms. A security deposit, the amount of which is stated at booking, is required upon booking. It takes the form of a card pre-authorisation (hold) with no immediate charge, requiring equivalent available funds on the Guest's account. This hold is renewed automatically as needed throughout the stay. Access codes are released once the deposit is in place.

5.2 Release. The deposit is released automatically within 7 days of the end of the stay, provided the property is returned in the condition in which it was made available and no damage, missing item or additional cleaning cost is found.

5.3 Options. For an additional charge, the Guest may: (a) take out a security deposit waiver; (b) take out cancellation cover allowing cancellation up to 24 hours before the start of the stay with a full refund.

5.4 Third-party platforms. For bookings via Airbnb or Booking.com, the security deposit is handled exclusively by the platform concerned, under its own terms.

Article 6 — Cancellation policy

6.1 Direct bookings: non-refundable. Unless the “cancellation cover” option (article 5.3) has been taken out beforehand, no sum paid is refunded in the event of cancellation, modification or no-show attributable to the Guest, whatever the cause. The Guest is expressly informed of this and accepts it at the time of payment. Situations relating to the property itself fall under the traveller guarantee set out in article 12 bis, which gives rise to a refund on its own terms.

6.2 Third-party platforms. The platform's cancellation terms take precedence.

Article 6 bis — Changing a booking

6 bis.1 Request. The Guest may request a change of dates or of the number of guests. The request is considered subject to calendar availability and to the Host's agreement.

6 bis.2 Price difference. New dates are valued at the calendar rate applicable to those dates. A difference in the Guest's favour gives rise to a credit on the stay; a difference against the Guest is settled by an additional payment before confirmation.

6 bis.3 Effect. The change takes effect once the new booking is confirmed in writing. Failing agreement, the original booking stands and article 6.1 applies.

Article 6 ter — Early departure

A Guest leaving the property before the agreed end date remains liable for the whole of the booked stay. No pro-rata refund is due for nights not taken, save with the Host's express agreement or in a situation covered by the traveller guarantee (article 12 bis).

Article 6 quater — Extending the stay

An extension remains possible subject to calendar availability. Additional nights are charged at the rate in force for those dates and settled before they begin. Where no availability exists, the property is returned at the scheduled check-out time.

Article 7 — Arrival, departure and access

Check-in and check-out times are stated in the booking confirmation and recalled before the stay. The property has self check-in via keypad or smart lock, with instructions sent once the security deposit is validated, on the day of arrival. Any unauthorised late departure may give rise to an additional charge.

Article 7 bis — Early check-in and late check-out

7 bis.1 Standard times. Each property has its own check-in and check-out times, displayed at booking and recalled before the stay. These times allow the property to be prepared between stays.

7 bis.2 Whole-night principle. Entry before the check-in time occupies the preceding night; departure after the check-out time occupies the following night. Each of these situations is charged at the rate of one whole night, with no intermediate tier, and remains subject to calendar availability.

7 bis.3 Goodwill. Where the amount involved remains marginal in relation to the stay, the facility may be granted at no charge, at the coordination team's discretion.

7 bis.4 Unauthorised overstay. A late departure not agreed beforehand gives rise to a charge of one night, without prejudice to costs incurred for the following stay.

Article 8 — Use of the property and Guest obligations

The Guest undertakes to: use the property as temporary accommodation only, in keeping with its purpose and the maximum authorised occupancy; enjoy the premises peacefully and respect the neighbourhood (no noise disturbance, particularly between 10 p.m. and 7 a.m.); refrain from smoking indoors; hold no party or event; sublet or make the property available to third parties under no circumstances; report any damage or malfunction without delay; and return the property in a proper state of cleanliness.

Article 9 — Cleaning fee and tourist tax

A cleaning fee is charged per stay, its amount stated at booking. The tourist tax, where applicable, is collected on behalf of the municipality and remitted to it.

Article 10 — Equipment and internet

The property is fitted with the equipment described on its page. Internet access is provided as a matter of best endeavours; an interruption attributable to the operator does not give rise to compensation, without prejudice to article 12 bis.

Article 11 — Liability

The Host is liable for the property made available. The Platform, acting as an intermediary, is bound by an obligation of best endeavours in coordinating the stay and cannot be held liable for the Host's own performance of the rental agreement.

Article 12 — Insurance

The Guest is invited to take out holiday accommodation insurance including tenant's civil liability, or to check that their usual civil liability cover extends to short-term rentals.

Article 12 bis — Traveller guarantee

12 bis.1 Principle. Every direct booking includes, at no extra cost, a guarantee protecting the Guest where the property departs from what was booked.

12 bis.2 Property unavailable or inaccessible. Where the property becomes unavailable or inaccessible after booking, for any reason whatsoever, the Guest obtains a full refund of the sums paid and receives rehousing assistance. A response is provided within 3 hours of the report.

12 bis.3 Property late or not ready. The Guest is invited to contact the Host to find out when the property will be ready. Inaccessibility or unavailability persisting 3 hours after the reported delay amounts to unavailability of the property and gives rise to a full refund.

12 bis.4 Property not as described. A property materially different from the one booked gives rise to a full refund, on production of photographs or video by the Guest.

12 bis.5 Equipment out of order. A pro-rata refund is granted according to the traveller compensation table, on production of photographs or video, and after a request addressed to the Host has remained without any remedy on their part — the Host retaining the ability to put the situation right.

12 bis.6 Third-party platforms. For bookings made via Airbnb or Booking.com, those platforms' own guarantees apply.

Article 13 — Inventory and condition report

An entry and exit condition report may be drawn up, together with an inventory of the furniture. Any discrepancy is reported without delay and, where appropriate, supported by photographs.

Article 14 — Classified accommodation

Where the property holds a tourist accommodation classification, the corresponding star rating is stated on its page.

Article 15 — Personal data

Personal data is processed in accordance with the privacy policy available on the website.

Article 16 — Complaints and mediation

Any complaint is addressed first to the Host or to the Platform. Failing an amicable settlement, the Guest may refer the matter to a consumer mediator.

Article 17 — Governing law and jurisdiction

These GRC are governed by French law. Failing an amicable settlement, the courts of the place where the property is located shall have jurisdiction, save for any mandatory legal provision to the contrary.
